URA's decentralised commercial hub on the Paya Lebar MRT interchange (East-West + Circle lines). Paya Lebar Quarter already delivers ~1m sqft of Grade-A offices (PLQ's ~10,000 office workers), a ~340,000 sqft mall with 300+ shops and 429 homes — a ~22,000-strong working catchment within a 7-min walk. Longer term, Paya Lebar Airbase relocates from the 2030s, freeing ~800ha for a new town of ~150,000 homes and lifting building-height limits across the east.
