Most people research online and run their own numbers before the first meeting. This page is that pre-meeting package — honest, verifiable, no sales pitch.

Six questions worth asking any agent you interview — including me

1. What's your actual track record?

Don't stop at a title or an award — check CEA's Public Register for active status, and ask for real, recent closings (not asking prices). My current listings and some transacted comps are public on this site: for-sale, market data.

2. How do you price?

I price from actual recent transactions (URA REALIS), not by quoting the highest number to win the listing — that's a recognised red flag (an inflated price to secure the mandate, followed by a string of markdowns). I'll tell you the worst number first, not the best one last.

3. How do you market?

Real artefacts, not claims: a live listing page, labelled before/after photos, a listing video, portal exposure and Facebook-group reach that actually happened — not a promise.

4. How do you communicate?

I reply within the day, usually within a few hours. Once we're marketing, you get a written weekly update, and feedback from every viewing the same day.

5. What about commission?

CEA sets no fixed rate — everything is negotiable. The rate is agreed up front and written into the agency agreement, never raised after the fact. (Reference: the SEAA fee guide — a seller typically pays their own agent's commission.)

6. What won't you do?

Bait-and-switch pricing, commission from both sides of one deal, price or return forecasts, and manufactured urgency — none of it.
